Replacement is for roofs that are genuinely past it, badly cracked throughout, or metal sheeting that has rusted through. We tell you which one you are looking at on the inspection, and we tell you if the honest answer is that it can wait.

It depends on the size of the roof, the pitch, the access and how much tile replacement and repointing it needs, so a number quoted over the phone is a guess. What you get from us is a written estimate after we have been up there and seen it, and that estimate is what you pay.
